Associate, Real Estate Equity at Ares Operations, LLC (New York, NY):Duties:Create detailed and complex financial underwriting models for the acquisition and development of real estate investments. Develop a thorough understanding of a deal's capital structure and business plan and key risks to performance through discussions with sponsors, market participants, and investment professionals. Understand physical and operating (revenue, expenses, capital expenditures, tenant credit, leases) characteristics of properties by performing asset-level and market-level due diligence, and the related competitive advantages and disadvantages. Identify a project's demand drivers and gather market information through independent field work and direct contact with brokers, appraisers, and developers. Synthesize information and draw a conclusion on future market rent, absorption, vacancy, and liquidity in the investment market. Critically assess the execution ability of the development team for a project. Communicate conclusions into a comprehensive narrative to be presented to senior management for consideration and approval, including participating in Underwriting and Investment Committee discussions. Participate in and provide support for the ongoing asset management of each investment, including financing and refinancing, major asset-level decisions, and the eventual sale of each property. Review legal documentation in concert with team and counsel throughout the negotiation process. Requirements: Bachelor's in Business, Finance, Real Estate, or related field plus two (2) years of professional experience in real estate, investment banking or related finance role/occupation/position. Experience must include: Financial modeling, using Microsoft Excel and real estate valuation techniques (discounted cash flow (DCF) models, pro forma analysis, and quarterly appraisal reports); Using Argus Enterprise for evaluation of office, retail, and industrial real estate assets; Using Microsoft PowerPoint to prepare detailed investment memorandums and presentations for internal and external stakeholders; Using Microsoft 365 (Outlook, Word, OneDrive) and real estate market data softwares (CoStar, Yardi Matrix, and Green Street Advisors); Applying accounting knowledge to review and approve financial documents (monthly distribution reports, income statements, balance sheets, and annual budgets; and Evaluating property lease term economics (net present value (NPV) of a lease) to inform property asset management decisions. Up to 20% of domestic traveled required to visit other office locations and properties.
