- Ensure that maintenance schedules are followed as outlined for respective shift or area.
- Develop and maintain written maintenance policies and procedures.
- Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs and activities.
- Coordinate maintenance services and activities with other related departments (e.g., Dietary, Nursing, Activities).
- Assume the administrative authority, responsibility, and accountability of directing the Maintenance Department.
- Assist the Infection Control Coordinator in identifying, evaluating, and classifying routine and job-related maintenance functions to ensure proper handling of tasks involving potential exposure to blood/body fluids.
- Inspect storage rooms, workrooms, utility/janitorial closets, etc., for upkeep and supply control.
- Participate in facility surveys (inspections) made by authorized government agencies and develop corrective plans for deficiencies.
- Ensure proper completion and supervision of services performed by outside vendors in accordance with contracts and work orders.
- Meet regularly with maintenance personnel and interdepartmental supervisors to discuss operations, identify problems, and improve services.
- Review and assess the competence of maintenance personnel, making adjustments as necessary.
- Make daily rounds to ensure maintenance duties are performed properly and meet facility needs.
- Maintain good working relationships with other department supervisors and coordinate services to prevent interruptions.
- Supervise safety and fire protection programs by inspecting work areas and equipment weekly.
- Ensure safety regulations are followed, including the use of safety equipment and supplies.
- Report equipment or facility damages promptly to the Administrator.
- Obtain and maintain MSDSs for hazardous chemicals, ensure proper labeling and storage, and train personnel on hazards and protective measures.
- Develop and implement infection control policies to maintain a sanitary environment, including aseptic and isolation techniques.
- Ensure personnel involved in tasks with potential exposure to blood, body fluids, or chemicals are properly trained.
- Monitor maintenance procedures for efficiency and waste reduction.
- Assist in preparing and managing the Maintenance Department's budget and maintain accurate financial records.
- Conduct weekly inspections to maintain quality control.
- Maintain confidentiality of resident care information.
- Be prepared to handle emergencies, such as rescheduling maintenance work.
- Ensure proper disposal of medical waste according to facility procedures.
- Supervisory responsibilities include overseeing maintenance staff.
- Qualifications include a high school diploma or equivalent, at least three years of supervisory experience in a maintenance-related role, and knowledge of mechanical, electrical, plumbing systems, building codes, and safety regulations.
- Must have relevant licenses and certifications as per current standards.
- Physical demands include lifting up to 25 pounds, prolonged computer use, and the ability to assist in emergency evacuations.
- The work environment is typically low to moderate noise, with accommodations available for disabilities.
